The councillors approved the latest plans for the 1.3ha site, known as The Landing, yesterday evening (21 November). The scheme includes 424 homes along with 9,400m² of office space and 3,400m² of retail, leisure, and workspace.
Planning officers had recommended the planning committee refuse the overhaul of the site, just 100m from the soon-to-open Crossrail link at Maidenhead Station, arguing it would result in a ‘visually overbearing wall of development’.
But the councillors voted to back the plans to demolish existing buildings on the site and create six new buildings of up to 16 storeys.
Studio Egret West had trimmed heights across the scheme submitted in May this year, resulting in an overall decrease of 95 homes, in response to planning officers’ concerns over the scale of the plans, particularly along Broadway.
It was the practice’s second reworking of the project for developer HUB. Its May iteration doubled the number of homes to 519 from the original 225 proposed three years ago, which won outline planning permission later that year.
The hybrid planning application includes full planning permission for four buildings, three residential blocks on the north-western side of the site and a fourth building of 7,000m² office space, alongside outline permission for two additional buildings.
HUB managing director Steve Sanham said: ‘This is a fantastic decision for Maidenhead. The Landing site has been subject to far too many false starts and delays.
‘We are confident our scheme will bring a buzz back to the town centre and revitalise it in the way the people of Maidenhead have told us they want. We now look forward to getting on and delivering it.’
The practice won an RIBA-run competition backed by the former development team in 2014 and the project was initially scheduled to complete in 2019.
